Zomato Leases 2.7 Lakh Sq Ft Office Space at Intellion Park, Gurugram, to Expand Operations
Zomato has leased more than 270,000 square feet of office space at Sector 59, Gurugram's Intellion Park, which is owned by Tata Realty and Infrastructure. The food service company will pay INR 2.33 crore in rent each month for a 278,249-square-foot chargeable space, per the transaction records with Propstack. As a result, the monthly rent is INR 84 per square foot. The business will occupy space on the bottom floor and six upper floors of Intellion Park throughout the 59-month (four-year, eleven-month) lease arrangement. Let’s find more recent developments and the transition happening in India’s office space sector.
Modifications Happening in India’s Office Space Sector
The Zomato agreement coincides with the ongoing need for office space in tier-1 Indian cities. Office absorption in India continues to surpass new supply by a significant margin in 2025. This resulted in a noteworthy improvement in occupancy levels, according to a report by occupier-focused workplace solutions business Vestian. The national vacancy rate decreased from 13.9% in 2024 to 10.8% in 2025, a decrease of 310 basis points.
New global capability centres (GCCs) have been established in this market, flexible workspace operators have become more prevalent, unicorn start-ups have increased, and large technology companies have continued to flourish.
Office Renting Sector’s Performance in Delhi NCR
According to research by real estate consultancy Cushman & Wakefield, the Delhi-National Capital Region (NCR) saw a gross lease volume (GLV) of 5.1 million square feet (msf) in the September quarter, a 56% year-over-year (Y-o-Y) increase. Gurugram accounted for 72% of the leasing in the NCR, with Noida coming in second at 24% and the Delhi sub-markets at 4%.
According to the data, Delhi NCR gained around 3.2 msf of new supply during the quarter. In comparison to the prior quarter, the vacancy rate decreased by 83 basis points. Ciena, a US-based provider of networking solutions, services, and software, had previously leased 135,000 square feet at Intellion Park, which is also home to Google and IBM.
Zomato Terminates About 5,000 Delivery Partners a Month
According to Deepinder Goyal, founder and CEO of Eternal, the parent company of Zomato and fast commerce platform Blinkit, the food delivery platform Zomato fires about 5,000 gig workers every month due to fraud cases, while between 1.5 and 2 lakh workers quit the platform voluntarily.
Goyal claimed in a video podcast with YouTuber Raj Shamani that out of 7.5 lakh gig workers, Zomato fires 5,000 per month. However, 1.5 to 2 lakh people take time off on their own each month, and a comparable number of others join the system each month. Those who quit willingly view gig labour as primarily temporary, he continued.
