Amazon Expands Data Center Footprint, Buys 10.6 Acres in MMR for INR 125 Crore
For INR 125.13 crore, Amazon Data Services India bought 10.6 acres of land in the Mumbai metropolitan region (MMR) from Lodha Developers. The land is located in Palava, Thane, as indicated by transaction-related documents that were referenced in media reports by a real estate data analytics firm.
In November 2024, Amazon paid 450 crore Indian rupees (INR) to acquire about 38.18 acres on which to build a data centre. Amazon has granted permission to use 1.07 lakh sq ft, or 2.5 times the total land area, for data centre and auxiliary use, as stated in the sale documents.
Specifics of Amazon Land Acquisition in MMR
The aforementioned developer in Thane district's Ambernath taluka sold Amazon non-agricultural land in the villages of Asode and Burdul. According to records obtained through the realty data analytics portal CRE Matrix, the transaction was recorded on May 26 and required the payment of INR 7.51 crore in stamp duty.
Economic activities, such as the establishment of a data centre and accompanying infrastructure, are permitted on the 1.16 million sq. ft of land property. Asode village contains about 8.44 acres, and Burdul village about 2.18 acres, of the entire property acquired. Amazon now has a larger land holding in the Palava area thanks to the acquisition. The area's closeness to the Mumbai metropolitan region, ample land parcels, and improved connectivity have made it a prime location for large-scale digital infrastructure developments.

Palava a New Emerging Hot Bed for Data Centres
Palava is a part of MMR, and Lodha views the area as a potential location for a large-scale data centre due to his extensive land holdings there. In Palava and Upper Thane, the Lodha group has around 3,900 acres of land. With a 50% EBITDA margin, sales in this region are projected to exceed INR 10 trillion over the next 30 years. Around one gigawatt (GW) of build-to-suit data centre power shell capacity is in the works at Lodha Developers' nearly 100-acre property in Palava, close to Mumbai.

During its quarterly earnings call, the business announced that it will primarily fund the investment—which will be implemented across almost 100 acres of its 400-acre data centre park—by selling off the remaining land parcels.
